You need more than business sense when it comes to increasing the resale value of your home. In addition to learning about real estate and other technical details, you need to consider ways you can increase the resale value of your home. Fortunately, there are a few home improvement steps you can take in order to attract the best potential buyers for your home as well as to get the best offer.
Landscaping
Home improvement starts on the outside when it comes to increasing the resale value of your home. It is important to make sure the outside property is as neat and aesthetically pleasing as possible. For instance, not only does the grass need to be neatly mowed, but shrubs and trees also should be trimmed. If the property is fenced, the fencing may need to be repaired or repainted. Flower beds or gardens can also be added.
When improving the outside of the property, you should remember to improve the backyard as well. You can add a patio or deck or make repairs to an existing structure. In either case, it helps to find a color that works with the region to help with aspects such as temperature control as well as with visual aesthetics.
Painting is not restricted to the outside of the house. If you have bare walls that need to be updated, a new coat of paint can bring new life to a room. For instance, if you want to sell a smaller house, you can use lighter colors such as pastels to make the rooms look bigger. A consistent color scheme can also tie together rooms so that everything flows together.
Inspection
Home inspection should be a part of any regular home maintenance, but you should make sure all your inspections are updated. For example, if your home has lots of wood, you should have a termite inspection to show the property is free of termites. You also need to have the house inspected for other potential problems that can affect the resale value of your home. This can include mold inspection and even checking the electrical wiring to make sure everything is up to code.
Updating
Other home improvement projects may seem a bit frivolous, but they can increase the resale value of your home. Simple touches like replacing cabinet doors in the kitchen can make it more attractive. Replacing the faucets in the kitchen sink can also be a way to improve your home. You can also give the bathroom a makeover with a vanity, new mirror and faucets in the sink and shower.
Security Measures
While new owners can invest in a security system, you can add some security measures such as outside lights on the walkway and lights that automatically power up when someone approaches. If your property does not already have fencing, you can add one. You can also invest in security windows that not only keep out intruders but also provide insulation and other benefits. There are many home improvement projects such as this that will increase your home’s resale value.
