Renting is the next best thing to owning your own home. Renting can be the better, financially sound, choice when it comes to convenience and costs. That being said, there are several things to consider before you decide to rent a home that may end up costing you more than you budgeted for.

Utilities

In many places, you’ll be required to pay the utilities in addition to rent. The price of utilities varies from place to place, and it’s wise decision to compare utility costs between several homes. Talk to the landlord about heating and cooling costs in the winter and summer months, and try to get a physical copy of the utility bill to be sure that the cost is within your budget. Another option is to rent an apartment or house that has the utility fees included in the rent for one flat fee.

Size

Having a larger house or apartment is necessary for larger families, but if you’re considering living in a large home by yourself or with one other person, you might want to consider something smaller. Larger homes are often more expensive, and the added expense doesn’t always outweigh the benefits of a yard and additional rooms. If you absolutely need a large home, consider getting additional roommates, or talk to the landlord about hiring additional help to stay current on upkeep.

Pets

If you have pets, especially dogs or cats, you’ll need to make sure they are welcome before you move into an apartment or house. In many cases, pets are not allowed for various reasons, and you may be evicted or get a fine if you decide to disregard these rules and move in with a pet anyway. If you’re unsure if pets are allowed, always ask the landlord. Some landlords will make an exception, but in other cases, you may have to find other pet-friendly alternatives.

Revisions

Many landlords do not want you to change the aesthetic appearance of their property. This can mean not painting rooms or the outside of the home a different color, or remodeling the house or apartment entirely. Sometimes, landlords want only certain furniture in the home, and you’re current furniture may not be allowed. The best solution to this problem is to discuss these items with your future landlord, or choose to rent a home with more flexible rules regarding revisions.

Maintenance

If you’re leaning towards renting an apartment, keep in mind that the in-house maintenance professional may be slow to get your apartment. A repair could take several days or several weeks depending on how many calls are ahead of yours. If your maintenance individual is regularly delayed, you may want to call a professional electrician or plumber to get the job done faster. This is a viable solution for urgent repairs that cannot be put on hold.

Renting may be the only choice for some families and individuals, but you do have control over where you choose to live. As with many things, shopping around can yield far better results than choosing to rent the first property that comes along. After all, this may be you’re home for a while, and you’ll want to be able to live there comfortably during your stay.
