If you were buying a house, you’d look carefully at all the possibilities before making a decision. If you are building a home, you want to be just as meticulous in hiring a builder. Not all builders are of equal quality, so you need to take a little extra time to figure out exactly what you need out of a builder. Here are a few tips on things you should look for before you make your final selection.
1. Ask For References
A quality builder who has lots of happy customers will be happy to provide testimonials and references to back up their work. You may even be able to talk to a few of them and get more specifics on what they liked and didn’t like. Another way to get honest opinions from past customers is to walk through one of the builder’s neighborhoods. If you see anyone outside, have a quick chat with them about how they like their house and whether they would recommend the builder. This will often give you a better idea of what to expect when compared to references that already know you will be calling.
2. Good Communication
While interviewing someone for the job, how do they communicate? Are they clear? Do they answer your questions? You want someone who will be able to give you concise updates and address concerns, so communication is key. This is your dream home, so finding a builder who understands what you are looking for and is quick to return phone calls is important.
3. Check Credentials
Investigate the builder and their company. Are they registered with the local Home Builders Association? Do they have all their necessary licensing in place? Asking for verification on these details is the smart way to go. You can also see if they are registered with the Better Business Bureau and if they have any pending complaints against them.
4. Examine Cost
When getting estimates from a builder, don’t be afraid to ask questions about what the cost includes. A lower-than-usual estimate may mean your builder offers good deals — or it could mean they’re using subpar materials. You can also get more information about their suppliers and look for reviews for them as well.
5. Ask About Extra Features
Sometimes you may want something unusual for your home, such as a variety of energy-saving options or a unique porch design. Make sure and ask about these beforehand. If a builder is less expensive overall but will charge you more for the upgrades you want, that is something to consider when calculating total cost.
7. Get Estimates In Writing
If a builder gives you an estimate for cost or time required to complete the project, get it in writing whenever you can. It’s not a bad idea to have a real estate lawyer look over it as well before you sign the final agreement.
