Finding a new home is a notoriously tricky process full of ups and downs, but if months of soul-destroying viewings have left you questioning whether it’s even worth moving, you might want to consider an alternative.

Start your hunt online and, instead of wasting hours trudging around town after your local estate agent, in just a few simple clicks you’ll be able to cut out hundreds of unsuitable properties and get straight to the one that’s perfect for you.

And the best thing is, whether you’re looking for a shop to let in London, a townhouse in Edinburgh or a cottage in Wales, you’ll be able to do it all from the comfort of your sofa.

With that in mind, we’re sharing a few top tips to kick-off your online property search.

#1: research your location first

It may be a tired cliché spouted by almost every property expert out there but it’s also true – location really is everything.

After all, even oodles of space and an extra spare bedroom won’t make up for a town or neighbourhood you don’t enjoy living in.

Before you start looking at houses, online or otherwise, you need to take your time researching the general area you want to relocate to, including things like local property values, schools and transport links.

#2: be strict with your search limits

One of the best things about online property databases is the way you can refine search results according to a variety of different factors, like that all-important location or budget.

In one quick move, you can filter out all the houses that don’t meet your requirements and save yourself the torment of seeing one you’ll never be able to afford.

#3: don’t rush it

Don’t fall into the tempting trap of browsing through hundreds of online properties all in the space of one short evening. You’ll just end up overloading yourself with information.

Instead, look at only a few houses at a time, noting what you do and don’t like. If you think you’ve found a potential winner, save it to your browser history and fire off an email to the agent selling it. You’ll soon have a shortlist ready for further exploration.

#4: organise some viewings

The description may be spot on, the price perfect and the photos beautiful, but you’ll only get a real feel for a place by going to see it in person.

Pick a couple of your favourite listings and set up initial viewings to check them out, taking a list of questions to ask that’ll help uncover any details not included in the online ad.

Finding your dream new home doesn’t have to be a slow and torturous process. Follow our four top tips and start the search online for a smooth and easy relocation.
