Preparing to build your dream home is an exciting and nerve-wracking experience. It’s amazing to have the opportunity to design the perfect space for you and your family. However, there is also a lot of pressure to get everything right the first time. To help you through this process, here are six tips to get you started.

Establish a Budget

Enlist the help of a lender to develop a budget. They’ll use a qualifying formula to determine what you can afford to pay each month, taking into account property taxes and insurance. Establish your budget well before you start thinking about the actual details of your new home. You don’t want to spend months clipping pictures from design magazines and drooling over features that you can’t afford, since you’ll simply be setting yourself up for disappointment.

Go With the Pros

When building your dream home, it’s important to hire professional home builders. Find a reputable team who will work with you to make your total vision come to life, on time and on budget. The home builder’s job is to obtain building permits, manage subcontractors, track costs, schedule inspections, and manage materials. Find someone with several years of experience and great references.

Choose a Floor Plan

Create a floor plan that will work with your family’s habits and daily routines. If you like entertaining, opt for an open floorplan. If cooking is your passion, devote a large chunk of your home’s footprint to the kitchen. Visit other homes to see what floor plans you gravitate towards, always keeping in mind the layout of your new lot.

Create a Timeline

Work with your home builder to establish a detailed timeline so that you’ll know what is supposed to happen every step of the way. Your timeline should include site preparation, foundation and framing, heating and cooling, electrical, and plumbing installation, inspections, drywall, flooring, paint, and installation of fixtures and appliances.

Expect the Unexpected

New home construction can take anywhere from a few months to over a year, and can be affected by unforeseen forces such as inclement weather or permit delays. Throughout the process, there are sure to be delays such as out-of-stock materials or unexpected changes. Work with your home building team to navigate through problems as best as you can, and try your hardest to not sweat the small stuff.

Building your dream home will involve an investment of your time and money, so it’s important to make sure that everything is executed right the first time. Proper planning at the outset will make sure that your dream home doesn’t turn into a nightmare.
